Between the ocean and the bay
Long Beach has been a city since 1922, on a strip of barrier island with Atlantic Beach to the west and Lido Beach to the east, and the Long Beach Bridge carrying traffic over to Island Park. After Hurricane Sandy flooded much of the city in 2012, many houses in the West End, the Canals and North Park were raised, and their garages moved underneath. That's why so many repair calls here involve water, sand and salt — not just age.
What breaks first on a Long Beach garage door
Every garage door wears out, but in Long Beach the salt decides the order. It settles on steel and holds moisture against it, so rust starts sooner than it would a few miles inland — whether the house faces the ocean or the bay.
- Cable ends and bottom brackets. They sit lowest, where water, sand and salt collect. A cable usually frays right where it meets the bracket, and one day the door comes down crooked.
- Springs. Rust roughens the coils and creates weak spots, so springs here tend to snap sooner. You'll hear a loud bang, and the door suddenly feels far too heavy.
- Rollers and hinges. Steel rollers seize and grind; hinges rust at the pins.
- Opener and safety sensors. The sensors sit inches above the floor. Salt film on the lenses, or water in a garage under a raised house, makes them act up.
Can it be fixed over the phone?
Often, yes — and that saves you the cost of a visit. When you call, Abby goes through the usual suspects with you:
- Is the lock button on the wall control on?
- Are both sensor lights steady? A wipe of the lenses fixes many "won't close" calls by the water.
- Did a GFCI outlet trip after rain or flooding?
- Is the manual lock on the door engaged, or the opener disconnected from the door?
- Is the remote battery dead?
If it's a spring, a cable or anything under tension, that's a job for Michael — not for a phone walkthrough.

Fix it once: rust-resistant parts while we're there
If the repair is caused by rust, replacing the part with the same bare steel just starts the clock again. While the door is open, ask about:
- High-cycle springs (pair from $525) — heavier wire that lasts more cycles.
- A full set of nylon rollers (from $175) — no steel wheel to rust, and much quieter.
- Marine-grade 316 stainless steel cables where the old ones rusted through.
- A new bottom seal (from $125) to keep wind-driven water and sand out.
After a storm or a flooded garage
- Don't run the opener until it has been checked — water in the motor or wiring causes erratic movement and shorts.
- Look at the sensors near the floor: both lights should be on and steady.
- Over the next few weeks, watch the bottom of the cables and the bottom brackets for fresh rust.
- If wind or debris pushed the door crooked or out of its track, keep clear and call.
Repair it or replace the door?
A broken spring or cable on a solid door is a repair, not a reason for a new door. But if the bottom panels are rusted through, several sections are damaged, or you're repairing the same rusted door every season, it may be time for a new door — vinyl doors that can't rust start at $3,250. Repair questions we hear most
How much does garage door spring repair cost in Long Beach?
Replacing one torsion spring starts at $275 and a pair at $475. High-cycle springs, which last longer, start at $525 a pair. With any repair the service call is free.
How do I keep new garage door cables from rusting in Long Beach?
Replace both cables at once, ask about marine-grade stainless cables, and keep the bottom seal in good shape so water and sand don't sit at the cable ends. A yearly tune-up catches fresh rust early.
Can I open my garage door if the spring broke?
Don't. Without the spring the door is very heavy and can fall, and running the opener can damage it. Unplug the opener, keep clear, and call.
What does a visit to Long Beach cost if nothing gets repaired?
$39 for the service call. If we do any repair, the service call is free.
My opener stopped working after the garage flooded. Can it be saved?
Sometimes. Don't run it until it has been checked: water can damage the logic board, motor and wiring. Parts like a logic board (from $175) can often be replaced; if the damage is wide, a new opener may make more sense.
Is there an extra charge for a night or Sunday repair in Long Beach?
Yes — $75 is added for nights, Sundays and holidays. We're closed on Shabbat and Jewish holidays.
